JLOS HOUSE PROJECT: FACTS AND FIGURES

  • The Ministry of Justice and Constitutional Affairs is taking the lead in the implementation of the JLOS House project on behalf of JLOS institutions.
  • Project Beneficiary institutions: Ministry of Justice and Constitutional Affairs, the Judiciary (High Court), Ministry of Internal Affairs, Uganda Registration Services Bureau, Uganda Prisons, Judicial Service Commission, Uganda Law Society, Uganda Human Rights Commission, Uganda Law Reform Commission, Office of the Director of Public Prosecutions, Tax Appeals Tribunal, Centre for Arbitration and Dispute Resolution among others.
  • The project upon full completion to provide a total of 60,040 square meters (sq.) of office space and parking for over 2,300 vehicles
  • Phase 1: Phase one, which started in June 2022, is currently under construction and is nearing completion. The phase includes the construction of 02 twin towers (tower 2 and 3), comprising two shared basement levels, 3 shared storied levels, and two towers of 8 levels, including a roof terrace/service level, equivalent to a gross area of 28,373 square meters.
  • JLOS House project to save the Government of Uganda a substantial amount of operational funds in rent (currently estimated at USD 6,983,949 annually for about 20,000 square meters).
  • Over the next seven (7) years, the JLOS consumptive expenditure on office space at the current rate is projected at USD 66.5m (for 20,000 sq.) and USD 199.2m (for 60,040 sq.). This exceeds the projected construction cost of the JLOS House.

 Additional Info
Each tower features a central vertical circulation core with four lifts and service ducts, two fire escape cores for evacuation, and a service lift located at the basement level. Each floor primarily consists of offices, meeting rooms, and washrooms, with a central atrium that is open to the sky, allowing for natural light and air circulation.

Some of the key spaces include the conference hall on the first floor, the restaurant and VIP dining on Level one of the basement, and the VIP lounge on the ground Floor.

Phase 1 of the project features a surface parking area with 105 slots, including 6 for PWDs, as well as a parking deck that can hold 505 vehicles.
